YMD Boon was appointed to provide Architectural services and Principal Designer for demolition of an existing Church Hall and to design and deliver a 14 number one and two bed apartment blocks including external car parking for Derby City Council through Optune Homes.
The site is at the heart of a residential area and previously belonged to the church next door. Due to the limited available space, the proposal had to be located on a sloping site close to the main road with the car parking to the rear of the building. The level difference of four metres made access and construction of the building particularly challenging.
The site was also covered with mature trees with Tree Preservation Order. We ensured that the location of the proposal will result in retaining as many trees as possible. A few trees however had to be removed in order to make way for the proposal. Early engagement with the local authority ensured smooth process of obtaining planning approval with only a few planning conditions to discharge.
Working closely with the structural engineer we designed the retaining wall as well as foundations and slab (beam and block with ventilated void to allow for the ground heave) and change of levels.
The initial survey revealed that adequate electricity capacity for the proposal was not available. This was picked up by the engineers at the outset and was addressed by the time works started on site.
Acting as Lead Designer we were responsible for coordination of all packages including subcontractors' design items to ensure a coordinated approach is achieved. Location of service risers were agreed and coordinated to allow for a most efficient layout.
All room layouts were designed to comply with the council specific criteria for affordable housing. The design was progressed to detailed design stage complying with Robust Details requirements.
