Project Overview

Affordable housing development delivering 14 apartments following demolition of church hall and complex site constraints.

YMD Boon was appointed by Optune Homes on behalf of Derby City Council to provide architectural services for the demolition of an existing church hall and the design and delivery of a new residential development known as Birch View on Mill Hill Lane in Derby.

The scheme delivers 14 one- and two-bedroom apartments, together with external car parking and associated landscaping. All residential layouts were carefully designed to comply with the Council’s specific requirements for affordable housing, ensuring the development provides high-quality and accessible homes for future residents.

The site presented several technical challenges, including a significant change in ground levels across the plot. Careful consideration was therefore given to the design and site layout in order to maximise the available space while ensuring safe and practical access for residents.

The site also contained a number of mature trees protected by Tree Preservation Orders. The design was developed to retain as many of these trees as possible, integrating the buildings sensitively within the existing landscape. Early engagement with the local authority helped facilitate a smooth planning process and secure approval for the proposals.

Acting as Lead Designer, YMD Boon coordinated all design packages, including subcontractor design elements, ensuring a fully integrated and efficient design solution.
