We were appointed by Warwickshire County Council to provide multidisciplinary services to fully refurbish and remediate Holly Walk House - bringing the building back to its economic use. This included preserving and restoring the building’s historic features and bringing a new lease of life to the area.
Holly Walk House, located in Royal Leamington Spa, is a Grade II Listed Building. It was originally constructed as a pair of dwellings in 1843 and has previously been used as office accommodation. The brief was to restore and remodel the building so it could be used as flexible employment accommodation to be let to local businesses.
Working closely with the Conservation Officer, we secured listed building consent for the proposed works.
On the main façade, we repaired and redecorated the stucco where damaged and reinstating the frieze at high level. We carried out brickwork repair to the chimneys as well as side and rear elevation where required. New windows and roof coverings were also installed to ensure the building is watertight.
Internally, we remodelled the existing layout to retain and restore as much of the internal existing building fabric as possible. We restored and repaired the main feature staircase and removed partitions which were added in recent years.
The existing original doors were retained, repaired, and decorated. The existing modern doors were replaced with new timber doors, with the design sympathetic to the original doors.
The new accommodation is supported by new breakout areas and toilets. The completed project includes various size office accommodation over the three floors, providing flexibility for the building to be used as single or multiple tenancy.
