Project Overview

Comprehensive redevelopment to transform primary school site into multi-use education sites.

YMD Boon was appointed to deliver a full suite of multidisciplinary services, including architecture, project management, contract administration, and principal designer roles, for the phased redevelopment of Blaby Stokes C of E Primary School’s site.

The project is structured across three key phases, designed to modernise the existing school, optimise site use, and facilitate the relocation of a specialist educational facility.

Phase 1 - Creation of New KS1 Base within Main School Building

Phase 1 comprised the alteration and extension of part of the main school building to create a new KS1 base, relocating the provision from the separate ‘Headlands’ building.

The works included refurbished classrooms, upgraded WC facilities, and a dedicated external playground designed for KS1, featuring soft play surfacing to support safe and inclusive early years play. Parking provision across the site was also expanded to better accommodate staff and visitors.

Phase 2 - Full Strip out & Conversion of Headlands Building

Phase 2 involves the full strip-out and conversion of the standalone ‘Headlands’ building, previously used as a KS1 facility, to create a new permanent home for Oakfield Short Stay School. This enables the consolidation of the primary school onto a single site, allowing the release of the Headlands building back to the Local Authority. 

The building has been stripped back to its timber frame and comprehensively refurbished to provide a modern learning environment for up to 40 pupils. Internal works are complemented by significant external improvements, including the creation of a new car park.

Extensive landscaping works are being delivered to ensure appropriate provision for both mainstream and SEN pupils. These include dedicated hard and soft play areas, a 3-metre-wide planting buffer between the two schools, secure fencing, and new canopies to external play and entrance areas. A new passing place on the access road also improves site circulation.

Phase 3 - Extension & Internal Reconfiguration of Main School Building

The final phase will further enhance the main school building through demolition, extension, and internal reconfiguration.

Works include the removal of disused changing rooms and the creation of new administrative accommodation, improved toilet facilities, a library, a sensory room, and additional ancillary spaces to support the wider school community.

Project Status

Phase 1 is complete, with Phase 2 on site and due for completion in late summer 2026. Phase 3 construction is anticipated to commence in summer 2026.
